For multifamily investors · DFW · Houston · Austin · San Antonio
You know what you buy. Finding it before it is marketed is the hard part. Give us your box (markets, unit count, price per door, condition, how you close) and we take it straight to the multifamily brokers we work with and to distressed owners on public record. You only hear from us when something fits.
Owner-operators, GPs, family offices, private investors actively buying 5+ unit multifamily in Texas. Send us your box and we work it for you: broker calls, distressed-owner records, foreclosure postings. You get the situation and the numbers laid out, and you negotiate and close directly with the seller.
Multifamily brokers and property owners. If you have an off-market or pre-market property that needs a certain close, we may have an investor whose box it fits. Our current buyers close on creative structures and distressed situations; deals that need bank financing are not a fit right now. The investor and the seller (or the seller's broker) deal with each other directly.
Markets: Dallas–Fort Worth, Houston, Austin, San Antonio and the surrounding counties. Size: 5 to 100+ units.
| Broker outreach | We take your criteria to the multifamily brokers we work with and ask what they have off-market or coming to market that fits. |
|---|---|
| Distress records | Tax-delinquent, pre-foreclosure and code-case apartment properties, pulled from county records in all four metros. |
| Vetting | Ownership, the seller's situation, rent roll and T12 where available. A stabilized listing at market price is not what we send you. |
| What you get | A short write-up of the property, the situation and the numbers. You decide, and you deal directly with the seller. |
Markets, unit count, price per door, condition, how you close. Takes two minutes. We confirm receipt the same day.
Broker calls and distressed-owner records, every week, for your box specifically. Brokers who send us a property get an answer within about 48 hours.
You and the seller (or the seller's broker) negotiate and close with each other. Our fee, either a finder's fee or the assignment fee when we put the property under contract first, is agreed in writing and paid at closing, only if you close.
Simul Fortis Holdings is a real estate investor, not a licensed brokerage, and we don't represent buyers or sellers. We source deals direct from owners and through brokers. Either we introduce the deal and are paid a finder's fee by the buyer under a written agreement, and the principals negotiate and close directly with each other, or we put the property under contract and assign that contract to the buyer for a fee. Everyone knows which before anything is signed. Brokers keep their commission and their client. We never shop a deal without permission.
Tell us what you buy. We work it with brokers and distressed owners, and you only hear from us when something fits.
Confidential. We respect your client relationships and shop nothing without your OK.
